How will you find potential buyers for my property?
In most cases, we will work to get your property on all of the national listing sites to drive as much traffic as possible through the mainstream channels. Additionally, we have a network of agents that we work closely with, which we will directly be in contact with them to refer your listing. In some cases we already have protentional buyers looking for properties, which we will present your property to those clients. In some circumstances we will also produce high end videos, marketing ads, a custom website and marketing campaigns.
What if I don't live in Idaho at the moment?
Regardless of if you are buying or selling, we have worked with many clients who are no longer in the state or have yet to move to Idaho. Although its not always the ideal situation for you to deal with an out of state transaction, we try our best to help make it as smooth as possible.
If you are a buyer looking for a home, we will help to facilitate virtual walk throughs, zoom calls and any other communication needs while you are out of state. We will help to facilitate and/or refer you to resources for temp housing, rental, transportation and any other concerns that may come up while we are helping you get transitioned into your new home.
If you have already left us in Idaho but still have to get your properties sold, we will help to work through open houses, walk throughs, negotiations and any other issues that arise, in order to help facilitate the sale of your property.
Do you help buy and/or sell homes out side of the Boise area?
Although we are centrally based in the Boise area, we can help to facilitate buying and selling properties in the state of Idaho. Generally we can help in the Treasure Valley (Ada County, Gem County, Canyon County), but we have helped clients with transactions in Valley County, Magic Valley and beyond. Reach out and we can see where we can help! If for some reasons we can't, we can ALWAYS get you connected with an agent that can take care of you.
Do you buy and/or sell homes out side of Idaho?
Unfortunately we are only licensed agents within the state of Idaho. However, we do have an extensive network of agents that we work with across multiple states. We have several close friends who are agents in CA, TX, TN, AZ, FL and several other states. If you need help or references to an agent in another state in order to relocate to Idaho we would be happy to help!
Do you only work with residential home sales and purchases?
We DONT! We have actually helped several clients work on sales and purchases of rental properties, home flips, land for commercial and residential use, commercial property, vacation properties and of course primary homes. Some homes have been in the mountains for a cabin retreat, some have been properties in rural areas for commercial use. Whatever might be your need, we can help or at the very least, get you in touch with an agent that we trust!
Can you help with lending?
Although we are not lenders we do have an extensive amount of contacts within the finance and lending world. We have resources that can help you with lending for your home purchase, but also resources who can help with small businesses, start up loans, franchises, earnest money and even personal loans for your everyday general needs. In some cases we work with lenders who can also provide unsecured lending. If you are looking for a loan under $500K you can fill out the pre-qualification form with Capital Backed Funding and they can work to get you pre-qualified.
